Renewing your mortgage?

   
  We just found out an interesting statistic the other day. It is said that 85% of Canadians sign their mortgage renewal without outside advice.  Banks have gotten smart and not offered best discounted rates on renewal to increase their profits.  
In our opinion, you should be seeking input from a mortgage broker or a mortgage specialist at another bank (if your mortgage is with a bank) on other rates and possible changes you might make when you renew, because this could save you thousands of dollars.
 
Mortgage brokers generally get paid by a lender to put a mortgage together for you. The broker takes your information and then shops it to the lenders, so they compete for your business. You can win big this way.

Mortgage Rates Drop

 
  Some of the mortgage brokers we deal with have been sending us the updated rates. Here are some possible examples.
 
1 year fixed 3.89%
3 year fixed 4.29%
5 year fixed 4.39%

There are also further discounts for "quick closings" and "no frills."
 
Mike and I know that its a a bit of a volatile time for the economy and for real estate. If you are looking to get a mortgage pre-approval (or mortgage renewal) it's a good time for lower rates. Will they go lower? Quite possibly. If you get a pre-approval, then if you purchase you can still likely get a lower rate up until almost possesion day, if the lender will allow it.
